Traditional, vented crawl spaces allow the outside climate conditions to enter a home through a crawl space. This can create unnecessary moisture and can eventually lead to mold. Southeastern uses enclosed crawl spaces on all of its homes. Having an enclosed crawl space means that the air which enters your home is controlled from the time construction begins. By using white poly on the crawl space floor and Styrofoam lined walls, we create a vapor barrier to keep unwanted moisture out of the crawl space. Combining this with the conditioned air, which is pumped from inside the home, keeps the crawl space at a stable temperature and humidity level. Southeastern’s expert yard grading process ensures that each home site is properly hand-graded with a slope to carry surface water away from the home’s foundation. This prevents water penetration, which can be a source of structural damage as a home ages. With proper grading, you can avoid any potential issues from the ground up.


Southeastern uses Eco-base II to protect your home’s foundation. This flexible, spray-on material provides protection to a home’s foundation with a seamless, waterproofing membrane that won’t break down over time. Eco-base II is a nonhazardous, nonflammable, and nontoxic waterproofing agent. To ensure maximum protection for your foundation, Southeastern uses quality checkpoints to check for the proper application and thickness of the membrane.


Building a house’s frame on-site has become a lost art in homebuilding. More builders are opting for prefabricated truss and panel homes, but Southeastern still frames each home on-site. This allows for design flexibility and greater curb appeal, and, most importantly, it makes the home significantly stronger and more durable.


We frame our houses with only the highest quality materials, even down to the floors you stand on. All Southeastern homes are framed with structural I-joists that are proven to resist bowing and shrinking. In addition to the structural benefits, our I-joist hangers contain a soundproofing material that prevents squeaks and provides a quieter floor. We also use one of the strongest subflooring materials available. AdvanTech is more durable and water-resistant than normal plywood. This system of I-joists and subflooring provides a more stable, stiff, and level floor.


Sometimes the small things make a big difference. Southeastern strives to stay on the cutting edge of homebuilding with the materials we use. This means we ensure that your home is sealed and protected from the elements, resulting in a protected and more energy-efficient home. We apply FortiFlash – a comprehensive weatherization system that protects against moisture intrusion – around all windows and external doors. Although City Code requires a minimum of 4" of flashing on the sides of each window, Southeastern applies 6" of flashing around the entire window and door. In addition to window flashing, through-wall flashing is incorporated into our installation method. This is installed between the flooring system and the foundation block, which not only prevents moisture, but also helps with insect and termite control. Rather than following the standard practice of merely using caulk to seal the exterior doors, we use foam padding instead. This helps prevent outside air penetration to keep your heating and cooling costs down. Small things, big difference.


House wrap is a valuable tool used in protecting homes from moisture. When adding a vapor barrier to a home, you must allow optimal vapor transmission or moisture may be trapped in the wall cavity. Typar brand house wrap is the leader in air transmission and is approved for both commercial and residential construction. Southeastern has performed numerous in-house tests on various house wraps available on the market today, and we have confirmed that Typar is the superior house wrap by far. We are so confident in Typar’s performance that we put our name on it.


Each new Southeastern home is inspected by our Quality Control Expert. We use quality check points at each stage of building and in every home we build. From checking the moisture content of the lumber package at the time of its delivery, to making sure that the floor penetrations are sealed, our Quality Control Expert inspects the details that cannot be seen once the home is complete.


In addition to our own high-quality checks and standards, Homebuyer Consultations are conducted with the builder not once, but twice before closing. We will walk the home with you one week before closing and again the day of closing to ensure that you are completely satisfied with your new home.
